What a commercial floor quote should contain
A quote you can actually evaluate names four things: the preparation method and the concrete surface profile it will achieve, the specific system and manufacturer, the total dry film thickness in mils, and what happens if moisture testing comes back high. A quote missing those is not really a quote, it is a number.
That last point causes more disputes than any other. Moisture mitigation adds real cost per square foot, and a contractor who has not tested before pricing has either absorbed a risk they cannot see or left themselves room for a change order. Either way you want it addressed in writing before work starts rather than discovered in week two.
Why we ask for a site visit
Commercial floors cannot be priced accurately over the phone. The slab has to be looked at, tested where necessary, and understood in the context of what the building does. A number given without that is a guess, and guesses become change orders once the blaster exposes what was actually under the old floor.
The visit itself costs you nothing and carries no obligation. Even if you decide not to proceed, you will come away knowing what your slab condition actually is, which is useful information to have on file.
Details worth gathering first
Approximate square footage, what gets spilled on the floor and how often, how it is cleaned, what drives across it, and how long the area can realistically be out of service. If there is an existing floor that has failed, photographs help enormously, and a peeled chip photographed from the back tells an experienced eye immediately whether the coating released from the concrete or brought the concrete with it.
